A room is not a whole flat.
A portal heading can say “1 bedroom apartment” even when the description offers only a room in a shared apartment. Read both.

- Whole unit or one room? Who shares the kitchen and bathroom?
- Actual floor area and layout. Can a desk, bed and storage fit without blocking the room?
- Floor, access route, stairs or lift arrangements, noise and afternoon heat.
- Parking: written bay allocation, legal status and separate charge, if any.
- Furnished items, appliance condition and who repairs them.
- Water, electricity, Wi-Fi and backup power: what is genuinely included?
- For a purchase, obtain the sectional plan and title information instead of relying on the portal labels.
Another example, not a price trend
A separate 406 Akademia advert lists R6,300 per month and a covered parking space. These few examples cannot establish an average rent, yield, trend or current availability.
Before the viewing
Ask for the unit number, complete cost breakdown, written inclusions and occupancy rules. Do not pay based only on a screenshot or a portal title.
